easy access to what edinburgh has to offer, only 2 miles to princes street. the rooms include free wireless internet access and wi-fi which was a bonus point. proximity to the airport, just 9 miles. no complains at all with the hotel.

The Guest House is very close to the centre of Edinburgh with good bus services close by. The staff were very helpful - we had to check out at 6.30am and they were very happy to leave breakfast out for us. I would highly recommend this Guest House

Good breakfast, excellent busconnection to citycentre and station, and even free parkingspace immediately in front. Straight across a nice park, and very quiet.
The rooms on the upper floor have a lot of slided walls, which makes using the shower or the washing sink a real adventure ...

This is one of the terrible experince of staying in a hotel İn Scotland . I stayed in this hotel because ı was on my way to back home , but my flight cancelled due to volcanic erruption so i chose this because it was close to the airport, what a luck. 1. The room and the bed was not clean enough . 2. There was no curtain . 3. The management of the hotel was too poor , very unfriendly and not problem solver . 4. The lavatory was in the room , it is so strange to me 5. The room was cold too. After facing a lot of problem in the airport , ı dont needed any extra one . So i left the hotel a day later, found a new one with no heating problem and has friendly staff and management. I am not advicing anyone to stay in this hotel unfortunately.

Location was great, buses were available to city centre right outside. Comfy bed! :)
Tiny room, bed was so close to the cupboard that it couldnt be opened. No hairdryer in the room. Decor to be refreshed. Breakfast before 9am?! Also light at the top of the stairs didn't work so struggled to find the lock on the door.

Exellent location for getting to Leith (where I needed to be.) Is about 20min walk from Princes' street. Parking facilities were great as there were lots of free on-street parking spaces. Lots of shops/ eateries near by and a lovely park/ common facing the guest house. Would stay here again if on a budget.

the guest house was busy but peaceful, breakfast was cooked beautifully and was served efficiently and promptly.
The advert said the guest house was 10 minutes to the castle, but infact was not so. You should however advertise that the guest house is on an excellent bus route to the city centre.!

The room was small but clean and well-kept. The toilet and shower were small but servicable. The staff were very friendly and helpful. The breakfast was okay, not great, but sufficcient. The location was good, free parking available and a bus to the city cencer (15 min) just outside. Considering the general prices in Edinburgh in August, it was very good value for money.

Really good breakfast, staff very kind...it's a typical scottish cottage, quite far from the city center but with an excellent bus service..The room was very clean, not very large but enough comfortable for a short stay...I would recommend this hotel.

It was set in avery nice area and it was clean and comfortable.The owner was very helpful in ordering taxis when I needed them.
The only thing I had against my room it was quite small and it had steps leading up into the room and also into the toilet and shower. My problem with this is/was I am quite disabled with arthritis in both legs and I have problems ascending and descending stairs. Over and above that I have no complaints.

Quiet location, reasonable, clean, friendly staff that were very accomodating, nice and soft bed.
The room was very small, and furnishing very basic and not very aesthetically pleasing. Bathroom was tiny, and you had to shower pretty much on top of the toilet. Despite a huge table antenna, the tv in the room often couldn't get a signal. I'd still recommend it, as it satisfies the need to clean up and rest your head for the night. Just be aware it's very basic, so if you're very fussy this probably isn't the place for you.

Extermely overpriced. Owner owns next door hotel. Guest paid half the price we paid for similar room. Breakfast/service poor.
